Villa Arcadia offers 320 square meters of luxury accommodation in the privacy of one hectare swaying palm garden, and provides full service. It stands straight on the beach, and you can start your kites right in front of the house. After a cool kite session, you can relax in the 45 ft long private infinity pool on the terrace of the villa, and enjoy a delicious meal prepared according to your wishes.

We are kitesurfers ourselves, and we know what matters most during your precious days of holiday: WIND. Actually, Kandathoduwa has arguably one of the very best wind probabilities in the whole world between mid-May and the end of September (steady wind blows virtually every single day, most of the time between 18-22 knots). Depending on your style, you will mostly use your 8m2 or 10m2 kite. As the wind blows night and day, you will never have any stress related to when to hit the water: Feel like an early bird? A sunrise session at 6am is beautiful. Need to sleep a bit longer after the party? Enjoy your afternoon session. During full moon, the adventurous can even go out for a night session.
Due to our location, we get a nice South-Western monsoon swell that varies between 5 and 8ft. The beach break in front of Villa Arcadia is great fun, as the beach slope is steep, and you can safely cut back as close as 3ft from the (very wide and empty) beach. Those who prefer freeride and big-air get nice ramps a bit further out. Note: The wind is side-onshore, so nobody needs to worry if something breaks.
The beach goes on for miles after miles, which is great for downwinders. We are happy to organize transport to bring you back. If you want to push your boundaries, try the (in-)famous 50km downwinder

A special goody for those of you who like to explore are our kite safaris in a purpose-built motor catamaran, with a certified kite instructor, which will take you to the most breath-taking and secluded flat-water spots of the island.When you need to relax sore muscles after a couple of epic kitesurf days, we are happy to take you discovering ancient cultures, eight UNESCO World Heritage Sites, impressive nature, the world’s largest gathering of Asian elephants, smiling people, spice markets, delicious food, beautiful tea plantations, relaxing Ayurveda wellness, colorful events and festivals, world-class golfing clubs, hidden jewels such as strict natural reserve of Ritigala or Knuckle mountains, or whatever else you wish to discover.

The 320 square meters luxury Eco villa has been designed to blur the boundaries between its interior and its magic surroundings. Its Swiss architect has taken the inside-outside living concept to the extreme. Three “walls” of the villa are removable, creating an entire house that can be almost completely and breathtakingly opened to the great outdoors.
