Can anybody recommend a safe/affordable guest house to stay in while I'm on a kitesurfing trip to San Juan?

Yea, the Numero Uno guesthouse is located right in Ocean Park. You can basically walk right out onto the beach and be in one of the best kiteboarding areas in Puerto Rico. Real Kiteboarding's house is located about 50m down the beach. I kited there 2 years ago.

Is this spot friendly to beginners? I wanted to bring my girlfriend and give her a few lessons with a trainer etc. Maybe a few water starts. If not...where is a good place in PR where I can stay where I would be able to walk out of the hotel or villa and ride? Flat water or waves? Or both?

Another good place to stay is Tres Palmas Inn
http://www.trespalmasinn.com, they are located just accross the street from the beach at Puntas Marias where the kitesurfing is, and it has a hot tub on top of its roof. The beach area is not as nice as in front of Numero Uno but it is a lot less crowded and is probably safer for kiteboarding, however it is still walking distance to Numero Uno (Ocean Park Beach) if you want to go there.
