Tips for kiting near Athens - Nissakia / Loutsa / Rafina

I've done some searching on the forum and was able to find some posts here and there mentioning the kite spots near Athens, but not so much info.
I've found this spot on the map and it looks like works with Meltemi which in summer should be quite good.

Anyone has been to any of these 3 spots?
Which one is best for North or NE wind?
What should i be looking on Google Maps as a kitespot there? I don't want to go to a sunbathers beach by mistake or not sure what are the local rules there.
Is there a kite /windsurf only beach or are those mixed with swimmers?
Any tips where to look for accommodation? Rafina town or Agio Nikolaos (is this Nissakia?) ?
Which spot would work without a car (if any)?
Any dangers that i should be looking after? I hate sea urchins and on the spot map it says there are urchins there. Are those a lot or rare sights near some rocks? Is there a spot with less sea urchins or maybe none?
Anything else i should be looking for?

just go to Nissakia. U ll see 100s of kites at any time it blows. No way to miss it. Next building is a kitesurfing school and shop. Extremely tight launch spot with trees, cables and houses, only for advanced riders. best way to launch set up on shore, drop the kite in the water, let it drift and water launch.
