Bill,

Check your email, good info there...
I'm totally biased for buying up the coast, more bang and less crowds for the buck.

We bought the KA house for $52,00 USD and we've been told it's worth double just in a year... So Toby is right on with his estimates.

Paracuru is sweet and I love your place there!! great move....
Listening to Gumball and Toby and knowing what I know it seems like Cumbuco and locations close to Fortaleza are awesome. I haven't been south but hear the wind isn't like Paracuru? Can't imagine what may happen in 10 years....Kites fricking everywhere and plenty of coastline to accomodate all!! ya??? or are we all wrong? haha

not only kiters, but many for sure!
Wind depends on the season and where you are.
Anything north from Fortaleza is good. But far like Jeri is really strong...depends what you like.

Just go there, drive around, check prices, and imagine what you want to do there...then decide.
For me it is Cumbuco, since I want to be able to have dinner, shopping, movies etc close by. It has an awesome lagoon, the most kiters in town, so people always stop by and has already quiet some foreigners around which is a nice social network already. Very nice people, most of the kiters! And it is Cumbuco, since a golf course with 27 holes will be build. Well, then my no wind days (normally off season) can be filled too!

But one thing is for sure: you will not loose your investment, it can only be more. It is a great time to be there right now and in the future.

Spoken like a true financier... lol So I guess a government coup, natural disaster or over supply would only serve to increase prices... lol

Toby, I came across this old thread on real estate in Cumbuco. Could you reflect 14 years later where the market is at today?

What are prices like now? Both in Cumbuco and farther north?

Rising, like never before.
Back then prices went up, then it got a time where it was pretty even, when crisis hit.

Cumbuco is a big winner of Corona. maybe the whole coast, not sure, I only know Cumbuco.
Brazilians with money didn't travel abroad due to Corona, so stayed in Brazil. And discovered how beautiful their coast is ;-)
Many Brazilians buying now. Less foreigners.

e.g. an apartment was sold 10 months ago...for 250.000 Reais. Now goes for 350.000.

You don't see many "for sale" signs anymore, used to many before Corona.

But, if you bought back then, and sell now, you might not have made a lot of profit, due to the weak Reais. It all raised in Reais, but back then it was as low as 1:2 for the Euro...now it is at 1:6.

Still cheaper than other places around the world.

And Reais prices will keep raising, due to inflation, and the new mayor of the area...he is rebuilding Cumbuco's infrastructure like no one before...ALL roads will be made who haven't be made before. The center will be closed for traffic to make it a nice walking area. All illegal buildings will be taken down, also in front of the village. A new walkway comes there, and just sand and trees...and nice little huts.
It gotten so much cleaner, beach and streets get cleaned regularly.

I don't know about Taiba, Paracuru, etc.

Thanks! Interesting time to buy for Europeans: 350k BRL = 50.000 euro. In Amsterdam you can’t even buy a parking spot for the kind of money. I haven’t come across any other places that offer all the advantages of Cumbuco at the same price point.
