Ps. If you convert back to Euros: how much would the average apartment have sold for in 2007?

There are in Brazil every year taxes for having real estate?

Many Brazilians buying now. Less foreigners.

e.g. an apartment was sold 10 months ago...for 250.000 Reais. Now goes for 350.000.

You don't see many "for sale" signs anymore, used to many before Corona.

But, if you bought back then, and sell now, you might not have made a lot of profit, due to the weak Reais. It all raised in Reais, but back then it was as low as 1:2 for the Euro...now it is at 1:6.

Still cheaper than other places around the world.

And Reais prices will keep raising, due to inflation, and the new mayor of the area...he is rebuilding Cumbuco's infrastructure like no one before...ALL roads will be made who haven't be made before. The center will be closed for traffic to make it a nice walking area. All illegal buildings will be taken down, also in front of the village. A new walkway comes there, and just sand and trees...and nice little huts.
It gotten so much cleaner, beach and streets get cleaned regularly.

I don't know about Taiba, Paracuru, etc.
So ... in US dollars, or Euros prices haven't gone up at all? Consider how money invested in real estate in the Netherlands would have gone up since 2007 compared to Cumbuco. I've seen what has happened in Cabarete. Yes, prices are a lot higher than they were in 1987 ... but how much have prices gone up in desirable locations in Europe/US/Canada in the same amount of time?

Compared to 2010, the Reais has lost 65% of its value, this trend may very well continue. Still, I don’t know where else you can buy beach access property in a country with similar features at these kind of prices.

There where barely any apartments back in 2007.
Let’s assume 60.000 R. 1:3, so 20.000 Euro.

Yes, but very low. I would say for value per 100.000 you pay 500 Reais.

But, you have a condominium fee between 1000-2000 Reais monthly which covers costs like energy, security, garden, maintenance.

Exactly. I travelled quiet some places for kitesurfing…and found nothing that offers what Cumbuco offers.

Let’s start with the Brazilian culture! Nothing compares for me!

Airport and 2,5 million city 30 min away. Good doctors and hospitals. Shopping, restaurants, movies, nightlife.

Cumbuco offers fun nightlife, many good international restaurants. Supermarket. Walk to the beach maximal 2 min from any place in Cumbuco.

Always wind, minimum 10 knots. Maximum 30.

WARM water and air all year round. The climate is the best I ever experienced! Rainy season March til May, hydrofoil still almost every day possible.

Small, international school in Cumbuco!

Small but very nice international crowd (mainly kiters)

Due to conversion rate all is affordable.

And, beautiful women all over.

Yes, it’s paradise for me. And for the little money I have, the best place to enjoy life as much as possible.

Yes, also in rainy season. So after the rain a light breeze comes thru.

Another good thing is, that with an investment (e.g. buying a house or flat) of currently 700.000 Reais you can get a permanent visa!
